EnerGuide Evaluations Rating System for Nanaimo Homeowners

The EnerGuide evaluation rating system is a comprehensive Canadian government initiative, managed by Natural Resources Canada (NRCan), that helps homeowners understand their Nanaimo home’s energy performance. Working with Airtight Energy Advisors, a Program Qualified Energy Advisor (PQEA), and Home Performance Contractors Network (HPCN), allows you to navigate the evaluation process, interpret results, qualify for Federal and some BC rebates, and make effective energy efficiency improvements.

What is the EnerGuide Rating System?

The EnerGuide rating system is the official Government of Canada tool for measuring and labeling a home’s energy performance. It is a standardized approach used to assess and compare the estimated annual energy consumption of homes across Canada, regardless of their age, size, or location. The EnerGuide rating appears on an official label, the evaluation report, and a homeowner information sheet.

Key Features of the EnerGuide Evaluation Rating System.

  • Gigajoule-Based Measurement: Since 2019, the system uses a “gigajoules per year” (GJ/year) scale. This is a measure of total energy consumed by your home annually.

  • Lower is Better: The lower your EnerGuide number, the better your home’s energy performance, because it means less energy is needed each year to operate your home.

  • Zero Target: A score of zero means your home produces as much energy as it consumes—effectively a “net zero energy home”. Net Zero is the standard for new BC Step Code homes by 2030.

  • Comprehensive Assessment: The rating accounts for heating, cooling, hot water, ventilation, lighting, and even annual renewable energy produced by the home. However EnerGuide is not like a Home Inspection report used in Real Estate. Nor is EnerGuide the approved method of calculating the home’s Heat Loss and Heat Gains, the Federal and BC Code approved CSA F280-12 is the required Heat Loss form for right-sizing a Heat Pump or Furnace. Airtight Energy can provide both EnerGuide and F280 reports.

  • Reference House Comparison: Your home’s GJ/year rating is compared by Standard Operating Procedures to a similarly sized “reference house” built to typical new construction standards to help assess improvement opportunities.

How Does the EnerGuide Evaluation Process Work?

There are 6-steps to follow for completing the EnerGuide Evaluation process to improve the comfort and efficiency of your home. To the left is a simplified 6-step circle to understand the order and purpose of each step.

1.  You initiate an evaluation by directly contacting Airtight Energy Advisors in Nanaimo, or indirectly by leaving your name with a Service Organization, which will assign a Program Qualified Energy Advisor (PQEA) to your home. Our professional are trained and licensed by NRCan to perform EnerGuide evaluations, and approved by the Home Performance Contractors Network in BC.

2.  The PQEA visits your Vancouver Island home and conducts a thorough inspection, including:

a).  Measuring and documenting the home’s size, layout, and characteristics
b).  Checking insulation levels, windows, doors, and mechanical systems (heating, ventilation, air conditioning, water heating)
c).   Performing a Blower Door test to measure air leakage (draftiness)

The home’s collected data allows Hot2000 Energy Modeling and EnerGuide Reports to be created and emailed to you with a recommendations report.

3.  Based on your input and Airtight’s recommendations you can select qualified trades from the Home Performance Search Tool Council BC search tool for your location.

4.  Manage the installation of approved energy upgrades. After completion and commissioning of equipment – contact your Airtight Energy Advisor to book your Post evaluation home visit to confirm the jobs are done and the equipment is inspected.

5.  Our Home Energy Advisor will document the upgrades and conduct the final Blower Door test. About 1-2 weeks later you will receive your final EnerGuide Evaluation rating reports and rating-label updated for the improvements so you can compare the before and after efficiency.

6.  You will upload your EnerGuide reports and contractor invoices to the Greener Homes Portal so they can confirm and finalize your file. Their approval ends with delivery of the Loan proceeds and BC rebate checks.

EnerGuide Rating System (ERS), is the gold standard for home energy evaluations in Canada. The whole-house everything is connected approach is far superior to the Virtual Audits.  It is a rigorous procedure that is tested and trained into all Advisors, and required re-certification each 3-years.
